Overview
We are seeking an experienced and proactive Commercial Property Manager to manage a diverse portfolio of commercial properties across London. The successful candidate will be responsible for delivering high-quality property management services, ensuring regulatory compliance, maximising asset value, and maintaining strong relationships with tenants, contractors, and stakeholders.
Key Responsibilities
Property & Tenant Management
- Manage a portfolio of commercial properties, including offices, retail, and mixed-use assets
- Act as the primary point of contact for tenants, addressing queries and resolving issues efficiently
- Oversee lease compliance, rent collection, service charge management, and arrears control
- Coordinate tenant onboarding, lease renewals, rent reviews, and dilapidations in collaboration with surveyors and asset managers
Financial & Service Charge Management
- Prepare and manage annual service charge budgets and reconciliations
- Monitor expenditure to ensure value for money and compliance with RICS Service Charge Code
- Approve invoices, manage suppliers, and ensure accurate financial reporting
- Support forecasting and budgeting for property-related costs
Maintenance & Compliance
- Oversee planned and reactive maintenance works, ensuring minimal disruption to occupiers
- Ensure properties comply with all statutory requirements, including health & safety, fire safety, asbestos, and environmental regulations
- Manage contracts for FM services, including cleaning, security, and M&E
- Conduct regular property inspections and risk assessments
Stakeholder & Contractor Management
- Instruct, manage, and monitor external contractors and consultants
- Build strong relationships with landlords, managing agents, surveyors, and local authorities
- Prepare reports for clients, including performance updates and compliance summaries
Reporting & Administration
- Maintain accurate property records, leases, and compliance documentation
- Produce regular management reports for clients and internal stakeholders
- Use property management systems to track financials, maintenance, and compliance
Skills & Experience
- Proven experience in commercial property management within the UK market
- Strong understanding of landlord and tenant legislation and best practice
- Knowledge of service charge management and budgeting
- Excellent communication and stakeholder management skills
- Highly organised with strong attention to detail
- Proficient in property management software and Microsoft Office
Qualifications
- Degree in Real Estate, Property Management, or a related discipline (desirable)
- Working towards or holding RICS qualification (MRICS/AssocRICS) is highly desirable
- IOSH or NEBOSH certification advantageous
